How much Garden Communities development has been assumed in the economic appraisal?
The appraisal is based on a potential development of around 10,000 new homes and 120 hectares of employment land. However, it has been assumed that the 10,000 is inclusive of developments that have already been consented (including the c. 1,500 new homes north of Fiddington) and that some further development may be consented without condition on the scheme. So, the number of new homes considered to be dependent on the scheme is around 8,000. In addition, some further downward adjustments have been made in the analysis to account for the uncertainties in these figures, with none of the 8,000 new homes currently having any planning status.

These assumptions will be revised in future as proposals for the Garden Communities and the Strategic and Local Plan progress.
